Joe Scarp, owner of Better Homes and Gardens Real Estate, recently told abc15.com that the flooring in particular can be foremost on a person's mind when they are looking round a house.
As a result, anyone who is hoping to sell up might benefit from laying down something that has broad appeal, such as oak wood flooring. After all, this is a highly durable material that will last a very long time and be suitable for all sorts of people.
Other permanent fixtures of a home, such as the doors, the garage and windows were also flagged up as a priority to potential buyers. Of course, all of these can be changed if a property owner wants them replaced, but how much time and money would this take?
It has mutual benefits for everyone involved if the house is already suitable for another person's needs. The seller can have their property snapped up more quickly and the buyer can move into a house that already suits them by and large.
According to figures from the Land Registry, a typical home in England and Wales cost £160,384 during December 2011, comparable to the amount recorded a month earlier.
